Commercial Paint Maintenance Programmes

PJF Services has a culture of innovation, we strive to do things better, faster and smarter than any other company in New Zealand.

Regardless if you have multiple sites around the country or just one site, PJF can develop a unique paint maintenance programme that will plan out the maintenance for your buildings over a 1-10-year period. Programmes are easy to manage and allow the property manager to set and forget, resting in the knowledge that his or her commercial property portfolio is being cared for properly.

Our programmes can include, full repaints, sectional or partial repaints, external pressure cleaning, chemical cleaning of buildings, gutter cleaning, window cleaning and grounds maintenance services, you choose the required service level plan and we develop the programme… we make it easy.

If that’s not enough, we offer flexible payment options depending on your situation you can choose between pay as you go options which means you pay for the services in lump sum amounts as the services are completed or you can opt for a spread of cost painting maintenance program, which spreads the cost of the program over a 1-10-year period.

Programme Options

The Base Programme

This is the basics that are required to keep your property looking good, ideal to implement following a full repaint or if you have recently constructed a new facility and want to keep it looking good.

Suggested Inclusions:

  • Quarterly External Window Cleaning
  • Annual Low-Pressure chemical Cleaning
  • Annual Gutter Cleaning
  • Annual Painted Coatings Maintenance (Basic paint touch ups of any cracked or damaged paintwork)
  • Bi-Annual Moss & Lichen Treatment of Roofs and Paths

The Fundamental Programme

In today’s environment, it is important to stand out from the crowd. The fundamental option will ensure your property is kept looking in top shape.

Suggested Inclusions:

  • Monthly Grounds Maintenance
  • Quarterly External Window Cleaning
  • Half Yearly Gutter Cleaning
  • Half Yearly Spider Proofing
  • Annual Low-Pressure Chemical Cleaning
  • Annual Sectional or Elevation Repaints (agreed with client each year)
  • Bi-Annual Moss & Lichen Treatment of Roofs and Paths

The Superior Programme

If your property has lacked a bit of TLC and you’re wanting to restore it to its former glory, the superior option is just right. This programme is all inclusive and will restore your property to its near original condition.

Suggested Inclusions:

  • Monthly Grounds Maintenance
  • Quarterly External Window Cleaning
  • Half Yearly Gutter Cleaning
  • Half Yearly Spider Proofing
  • Annual Low-Pressure Chemical Cleaning
  • Annual Painted Coatings Maintenance (Normally after year 5 of the program, basic paint touch ups of any cracked or damaged paintwork)
  • Full Repaint of Buildings
  • Bi-Annual Moss & Lichen Treatment of Roofs and Paths

MAINTENANCE PROGRAMME PAYMENT OPTIONS

Pay As You Go Option 

The pay as you go payment option allows our clients to accurately forecast what their long term maintenance costs are going to be but only pay for work as its done. This meaning that our clients don’t have to carry any debt forward for work completed not yet paid for. It is particularly a good option following a repaint of a property or where you have recently constructed a new facility and you want to keep it looking good.

Pay as you go program

How It Works:

  1. With your assistance, PJF will develop a plan for your property or properties if you have multiple sites.
  2. The required maintenance is priced up and scheduled into a 1 – 10-year plan.
  3. You agree and sign a contract for a minimum of 12 months for the work to commence.
  4. Work commences and as it is completed you are invoiced.
  5. At the end of year 1 or the term you signed up for, we make sure your happy and at this point, you have the option to continue on with the programme.

Spread of Cost Option

The spread of cost is a good option where you have a large amount of upfront work, the spread of cost option spreads the cost of the entire work out over the life of the programme, this is a good option if you have deferred maintenance or simply require a full repaint and don’t have the capital to pay for it all in one go.

How it Works:

  1. With your assistance, PJF will develop a plan for your property or properties if you have multiple sites.
  2. The required maintenance is priced up and scheduled into a 1 – 10-year plan.
  3. You agree and sign a contract for the term you wish to spread the cost over.
  4. Work is completed as per the plan.
  5. You are invoiced monthly as per the programme payment schedule.
